It takes more than a fresh coat of paint, snapping a few pictures, and throwing a post up on social media to market your home before slapping the home on the MLS if you want to sell it for the maximum amount of money.
Hi, I’m Maria D’Aura with eXp Realty and I have 5 things that you need to do before you sell your home.
The first thing you need to think about is exposure. Even in this hot seller’s market, the more eyes you get on your home, the higher potential return you will see. In fact a statistic from the National Association of Realtors says 67% of buyers will walk through a home that they first see online. That’s why I’ve spent countless hours learning advanced digital marketing techniques to make sure your home is exposed to the masses! I also use targeting techniques both locally and outside of the area to make sure that people who are looking for a home just like yours will see your home when I list it for sale!
Next you want to hire someone who is really good at negotiating. I know how important being an experienced negotiator is in the selling process to make sure you get not only the most amount of money, but also best terms from your sale. That’s why I’ve gone through an extensive amount of training in this area and have not one, but two negotiation designations including the Master Certified Negotiation Expert designation.
The last things to consider are price, condition, and location. Here’s the deal – everyone thinks their home is worth more than it really is, and we all know there are sites, where you can type in your address to generate an automated estimation of how much your home is worth. The thing is, most people don’t realize those automated algorithms don’t take into account things like upgrades, views, or condition. Whether or not you have a new roof, new a/c, or anything else you may have done to your home or… not done to your home. In fact, if you dig deep into one of these popular websites you’ll find their own estimates of how accurate their home value estimations are… and it’s not great. According to their own website In the SF Bay Area ONLY 66.2% of their home value estimations were within 5% of the actual sale price.
Everyone knows a realtor, but before you sell your home, find a real estate expert who will correctly market your home, negotiate expertly on your behalf, and who understands the role that price, location, and condition play in the sale of your home. I would love to help you sell your home. I’m Maria D’Aura with eXp Realty and I’m always here to help you with all your Real estate needs.
